The REI Club Ex-President and Lawyer Told Me

Good Morning,

I have 2 HUGE announcements but first you have to hear what the
Ex-President of the local Real Estate Investment Club said to
me last night.

The Ex-President of The R.I.C.H. Club Told Me

I gave a presentation at the local real estate investment club last night for the first time in a long time.
I was asked by my good friend Gordon Appleby to bail him out of a tight spot because he needed a speaker and of course I consented to doing it. Who can turn that old man down? :-)

Before the presentation began Gordon noted that the room was filled
to capacity and that they had not been that full lately. It seemed that
there were a lot of very experienced investors in there who had
not attended a meeting in a while.

This included the Ex-President of the club, Attorney James Smith,
who was also the legal council for the club.

I ended up getting on a great roll and after it was all over he said to me:
"I have seen a lot of workshop presentations but that was the best one that
I have ever seen. Nothing but Content And believe me I know because
I have put on a few good ones myself"

You could have knocked me over with a feather. It is nice to be recognized
by my peers like that.

Donald Trump and The Boston Legal Show?

If you do nothing else please take a few seconds to read all the way to the bottom of this letter… it is that important!

Ever watch a show that just makes you sit back and think? One that draws
you in no matter what you are doing something about this show just Grabs
you?

I have 2 of them… one is Donald Trump's The Apprentice and the other Boston
Legal… Yeah… Yeah … you may not like them but I am one of the guys that
really listens… to what is being said. Not just the mindless blather that
goes on and on and on but I listen and try to take back a lesson that may
just make me better.

The last episode there was an exchange between Denny and Alan that went like
this:

Denny:

Alan, Ya know one thing we all sometime forget… no matter how hard your day… how tough your choices have been… how complex your ethical decisions…
you always get to choose what you want for lunch!

Alan:

Daily I am amazed at your inexhaustible ability to Just Live…

Denny:

It's either that or die… (said with a smile)

Now… I know that a lot of people who did not see the prelude to the conversation are going… Huh? What does that mean. To me it is the main line of Just Live. If the little worries tear you down what will the big worries do to you? If the Boss is driving you nuts find a way to get into your “secret place” and lock the word out… even if only for a while. And Live…

Jim McCann of 800-Flowers gave a very enjoyable speech about how he grew
from a childhood where most people would have given up and never even tried
to poke their head up for fear of getting it knocked off… Of being a role
model and teacher to children living in an orphanage and learning that one
of the best ways top teach them was to make them think the ideas were their
own… like Tom Sawyer.

Mr. McCann said:

"When the student is ready the Teacher will appear." We have all heard that
before… what he added was:

"Will the student recognize the truth and take advantage of it?"

I have heard over and over for the last four years from one of my mentors that he does not have a cell phone, internet connection or email. Any calls to him go on a schedule and if the people don’t like it there are others who don’t mind the wait. No cell phone… he doesn’t even give out his office number. You call his secretary in Phoenix and she makes an appointment for you. He lives in Cleveland!

I could not imagine life without my cell phone but I will confess that I changed my number recently. I know that the guy who received my old number is hating life right now and that’s OK… he can find his own “space.”

By taking my number off the market I have put an additional 75 hours back into my month. Well… maybe 40 anyway. I put over 4,500 minutes on a cell phone in one month!But now if anyone wants to talk to me they call the office or send an email and I get back to them. If it is an emergency I always try and get back as soon as possible but now I get to dictate my life a little better. Who knows I may get to throw the cell phone away when all is said and done. Sometimes it takes a while for the message to sink in…

One of the people that always has a lot of drive going is my student Lorraine… I only have to give her an example once and she is off and running. She is the famous person that took a badly distressed couple to a pastor for three and a half hours to secure the deal. Since then she has closed one other deal and now that put a good bit of money in the bank and now is working on another short sale that she should sign up today. The big difference in her short sales are that she gets the deals pushed through the bank due to hard work and does not quit.

I was able to work with another student… walking her through the paperwork of a sub to deal that, on the surface, had only Five Thousand Dollars in equity when all was said and done. But we talked and I was able to guide her through the deal that will NET her Eleven Thousand Dollars when I had her look at the deal in another way... That is with just a few suggestions on a topic I will be discussing coming up in May. Anyway… we spent the morning going through the paperwork to make sure it was taken care of right and she received a $10,000.00 down payment by selling the house on the same day she bought it… It was a great day when all was said and done to know she was doing her first deal and I was able to help guide her through the steps…

I had lunch with Janet to discuss some great examples of deals that she is working on… you remember Janet, she is my student who has made over $85.000.00 in Net Profits since October working on Sub To deals and Wholesaling properties… We were also discussing how I get more back from my students when they succeed than I give them and, though I am not sure she understood, she at least listened.

Well as I settled into the day I finally was able to return a call that I had not gotten to. Phone tag and all. Well... to say that it made an impact would be an understatement. You see I had sent a message out a few days ago with a testimonial about one of the guys who went to the Sub To event in November. He got his first deal recently, a $5,000.00 profit. I received another email about his second deal in a matter of days where he is receiving $3,000 in a flip fee…

Now, this may not sound like a lot to you but when I heard his story and where he was and what he has faced and how hard he Worked to make this start to happen… $8,000.00 in a few weeks… a life threatening illness… bills to choke a horse… truly Having To Make It Happen… not just wanting to… well I was floored.

If I could have had a recorder on I would have. I know the passion and the commitment would have driven everyone of you to do a deal as fast as possible by shear determination alone. But I didn’t have a recorder.

So I have invited him to come and speak about his success… Not for long but enough to share his story and no he isn’t selling anything… but I guarantee this… if you are not motivated after hearing his conversation with me then you are not meant for this business.

If he tells you the same way he told me what he did and what he faced and if it does not motivate you to jump up and shake his hand and then get out and Do Something!, Anything, to get a deal… ask for your money back because it means you are not ready for this business.

Yes, I do believe that strongly in the message of survival that he will bring to the event. It makes my whining about a little phone time pale in comparison… trust me…

One of the greatest attributes of all Successful People is the ability to bounce back after a defeat…

Think of the quote by Michael Jordan when he talks about the HUGE number of misses he made over the years… but is remembered for those great ones he made…

Babe Ruth and Barry Bonds… Do you really remember them for the number of strikeouts they had? No… It is the Home Runs they made…

Abraham Lincoln… the failures fill a page… but oh the successes.

Jim Rohn has a great story that he talks about in his presentation… where a girl scout knocks on the door to try and sell a box of two dollar cookies… and he lies and tells her that he has a cabinet full from the prior girls who came by. The reality is that he did not have the money to give two dollars!

He tells of sitting down against the wall and crying because he had to lie to a girl scout… and swore to never do that again. He resolved to never have to lie again about his finances and swore to make more money than he ever dreamed of… and 6 years later he was a millionaire.

At the event I was just at Mr. Rohn talked about this century and broke it down into a few great sentences…

from the standpoint that we have at our disposal all of the resources we need right now that can make us set for life… if we use them. More resources in the history of the world if we learn them… study them and Implement them.

Keen Competition…

We are not just getting competition from the other 2000 investors here in Houston but from all over the country… the question is how do we get better? How many people from outside of Texas have you seen buying up everything in the Houston market? A lot! How about other markets that have people coming in from outside the territory? How do we get GREATER than our competition… and make us the number one phone call people make when they need help?

I know I have been looking for the right answers… have you? One area I have developed a great talent for is marketing… Sellers… Buyers… referrals… on and on…it is a matter of working to get people to call.

I will be discussing a few of those concepts in future letters… and I will be giving a presentation that will cost you absolutely nothing to attend… nothing. But I guarantee that it will put a lot of bottom line profits if you put them into action…

Many of you know I am working through some tough times with my mother right who has cancer. It will be a battle we face for a long time but I have a great support staff with my wife… daughters… son and the family I have grown to care about that receive theses letters…

How great is it to have a support team when you get down and are not sure what the next step is? When you fail that you can vent to and have them listen? But more importantly… give you the direction you need to succeed? To prevailed? To overcome the obstacles?

Might be time to look at my tagline again and really comprehend what it means:

Here I am sitting in the Chicago O'Hare airport typing on my lap top and
trying to recoup from an overwhelming weekend of training and education.

A lot of people ask me why I continue to go to training seminars after
all these years. The best response I can give is that I hope I never
stop learning. I hope I have never reached that stage where my
curiosity is diminished and the concept of trying to excel becomes
bland.

Even though I am stuck in the airport with a layover and a major weather
delay I am still prioritizing all I have to do with all of the information shared
with me this past weekend.

The highlight of the weekend was being in the presence of a true Master
Motivator. Jim Rohn.

Jim Rohn shared with us some fantastic information that I know you will
enjoy.

"From testimonies and personal experience we have enough information to conclude. that it is possible to design and live an extraordinary life."

"Time and money invested in self education is the best investment you
can make."

Jim also mentioned that he also received as much from his students as he
gave back. That the students learning and growing and excelling is why
he was able to continue on the road all these years.

What Mr. Rohn explained that we have the availability to do more
research and have more resources than at any other time in History. All
we have to do is access it and...

Implement.

Implementation of the knowledge learned with the proper execution and,
I'll add this part from my own experience.

Follow Up.

If you don't stay on top of your new well earned knowledge then you run
the risk of falling back into the old patterns that have you running
around in circles.

But if you design your life. set your goals. and then

Work The Plan

Then you can begin down the road to success.

But Terry.

I don't have the money... or time... or the energy... or the ... well you get the
idea.

Get rid of the Excuses and get busy because Time is the most costly
investment you can make. If you lose a book you can buy another. If
you lose your time. you can't get that back.

Putting off learning how to write up a contract till next week? You
can't get that back. Putting off Implementing that search for a new
wholesale deal? Someone else will get that $5,000 deal then. Don't
feel like driving a neighborhood? Someone else will.

And a year from now you still will be where you are right now. And you
can't get that time back.

I do have to admit that Mr. Rohn is one of early mentors. I attended
one of his weekend events in 2001 and it is still etched into the
memories that I call upon when I am on need of motivation and guidance.

I also went ahead and purchased the entire collection of information
that he offered up for sale. I am going to have my son, Allen, read and
listen to them and write up a few recaps as a learning experience.

Real Estate Goals 2008

Sitting in a car headed to the airport about 2 years ago I
was catching up on some audio training that I had
stored in my Ipod.

One of the interviews I happened to stumble across was a
man by the name of Vic Johnson.

From the moment he started to speak - to
the very final sentence - Vic held
my attention riveted to his story.

Vic told a life story very much like mine- and yet so
different for all that he has achieved.

Of being a special guest speaker at the
Jim Rohn 3 day weekend.

Of being able to interview his mentor Bob Proctor f
rom The Secret and Mr. Rohn

on the same stage - an event that had
never happened before.

Of being able to achieve his life's dreams -

- and yet he overcame so many obstacles to
achieve these goals - from the brink

of bankruptcy - to losing his car - to the man
many feel will be tapped to step into
Mr. Rohns shoes as he eases into retirement.

Yesterday I sent a story about how my daughter
didn't hug or love me because I was a fire fighter, real
estate investor, mentor or coach

- nope she loves me and gives me running leaps
and hugs because I am her dad.

The real estate investing gives me the ability to
spend all the time I need and
want with her and Olivia and my wife.

That was a goal I set a long time ago. One that
I have achieved to the max.

When I heard Vic Johnson speak I listened to the
interview 2 times before I landed to my
destination. And made a goal to be able to
interview him - a goal which was
achieved earlier this year.

I was also able to meet Vic and his lovely
fiancé Lisa and spend a great evening
getting to know each other.

Well 2007 is rushing to an end and I
want to make sure that if you do not know
